For agencies

One apartment, several leases.

Room-by-room rental, explained.

With room-by-room rental you let each room separately: each with its own price, minimum stay and tenant. That's how you manage your owners' properties on Roomates.

Room by room, the same property can earn more.

Each room is let at its own price and everyone shares the common areas. That is why the rooms together can add up to more than a single tenant would pay for the whole apartment or house.

  • Traditional lease Β· 1 lease

    One door, one lease

The whole property goes to a single tenant. When that lease ends, all the income stops until the next one.

  • Room-by-room rental Β· 3 leases

Several doors, one lease per room

Each room is listed and let separately. If one is free, the others keep paying while you fill it again.

Calculator

Run the numbers with your own figures

Enter what you charge today for the whole property and what you would charge per room. The difference is what room-by-room rental changes in your gross monthly income.

The calculation uses only the values you type. It leaves out utilities, furnishing, fees and months with empty rooms: treat it as a starting point, not a promise.
